How to post a Property?

 

Enter in “Post a Property for sale/lease”. New customers, before they can post their property have to accept the terms and conditions of the contract.

Once accepted they can fill in the form that appears. Please read following tips in order to get the best advantage of your presentation:

 

Put in the data (Construction, ground and so on) as they appear in the official documentation.

 

Price/Value: Put in the correct asking price; don’t add overpriced properties as a possible purchaser will drop interest in going further.

 

Map: Scan a map of the location, make sure that the size won’t exceed 640 x 480 pixels and upload your file. File Format: jpg or gif

 

Photos: Upload 2 Pictures in file format jpg or gif, make sure that the size does not exceed 640 480 pixels. Choose Photos that give as much visual information as possible.

 

Description: give a short description of your property. Use the appropriate language field – If you know both languages so fill in both fields. If not we provide the translation for you.

 

Document: Prepare a full description of your property and upload this document.

What length of visit time would a non-resident normally is allowed within Costa Rica without a suitable visa?

 

Citizens of USA, Canada, European Union and Switzerland don’t need a visa to enter Costa Rica. Up on your arrival you will receive a 90 days tourist permit.

Is Property  zoning important and why?

 

Property Zoning is very important. In Costa Rica exist regulation and urban planning in different zones. This means that in order to realize a project there requirements to comply and in some cases you are not allowed to build due to topographical or other risks.

Do we need a solicitor to deal with the title transfer?

 

In Costa Rica it is very necessary to be advised by an attorney in any transaction, and mostly in real estate matters. Also for any transfer of property it is mandatory to be made by a Public Notary so it can be legally registered in the Public Registry (Registro Público de la Propiedad Inmueble).

 

This registration will make you the legal owner of any property you purchased.

What would be the cost of a property transfer?

 

The cost of a property transfer will be approximately a 5% of the purchase amount. This percentage is the sum of various taxes rights and legal fees.

Can I get a mortgage with local banks?

 

As long as you have an account and good records your local bank will be happy to offer you their services. There is also special financing for big projects. 

 

There are solid state banks, private owned banks, and financial companies. In some cases properties sellers will offer finance. Mortgage can be closed in local currency or dollars.

When is the best time to travel to Costa Rica?

 

 

The best time to travel to Costa Rica is in the dry season which is from December to May, you will experience our ‘’tropical summer’’, with temperatures between 23 and 26 centigrade in the Central Valley and 30 and 36 on the beach.

However if you need to travel at other time you will experience our warm rainy season. The daily one our rain will be compensated by the most wonderful shades of green you ever experienced.
